FHA Mortgage Answers is an educational and inquiry service operated by Timpson Application Development through its Mortgage Answers division, also called TAD Mortgage. We are not a lender, mortgage broker, loan originator, government agency, or current affiliate of a mortgage company.

Educational information only
The site organizes publicly available mortgage-program information and helps visitors ask clearer questions. Content is general education, not legal, tax, financial, credit, underwriting, or individualized mortgage advice. Program rules, agency guidance, lender requirements, fees, and availability can change.
No application, eligibility decision, or loan offer
Submitting a form, chat message, email, or text message does not create a mortgage application and does not result in an eligibility determination, preapproval, approval, rate quote, loan offer, or commitment to lend. A participating lender separately reviews the borrower, credit, income, occupancy, appraisal, property, requested loan, and its own requirements.
No lender or government affiliation
FHA Mortgage Answers is not the Federal Housing Administration, the U.S. Department of Housing and Urban Development, or any other government agency, and is not endorsed by or affiliated with them. “Mortgage Answers” and “TAD Mortgage” describe an internal Timpson Application Development information division; they do not identify a mortgage company or licensed mortgage provider.
AI-assisted responses
Responsive AI systems may help organize questions, retrieve approved context, draft educational explanations, or assist with email and text-message responses. AI can make mistakes. Do not rely on an AI response as an official program determination or personalized professional advice. Verify consequential information through the linked official source and an appropriately qualified professional.
Permission to contact you
If you submit an inquiry and affirmatively consent to contact, Timpson Application Development’s Mortgage Answers division may respond using the email address or telephone number you provided and the email, call, or text-message methods described in the consent language. Consent is not a condition of purchasing a product or service, approval, or loan offer. You may revoke contact permission at any time by replying STOP, using other clear stop-contact language, or contacting us at contact@timpsonapps.com.
Possible future professional referrals
Mortgage Answers is not currently affiliated with a lender or loan officer. We may later offer to introduce a visitor to an independent licensed mortgage professional. Before transferring inquiry information, we will identify the proposed recipient and request affirmative permission. These terms do not authorize an undisclosed future transfer.
Your responsibilities
Provide information you are authorized to provide and do not impersonate another person, submit unlawful or abusive content, interfere with the service, or use the site to distribute spam. Do not send Social Security numbers, complete birth dates, account numbers, passwords, tax or income documents, identification documents, or other sensitive files.
Official and third-party resources

Concern pages and prepared chat questions provide general educational structure only. They are not lender disclosures, underwriting systems, eligibility determinations, rate or payment quotes, approvals, or offers of credit. A prepared question is not submitted merely by opening a page or chat; information is transmitted only when you take a separate action such as sending a chat message or inquiry.
Service availability and changes
The service is live and under active development. We may correct content, change features, suspend abusive access, or discontinue parts of the service. We do not guarantee uninterrupted availability, a response within a particular time, or that general information will address every situation.
