When an FHA streamline refinance may be worth reviewing
An FHA streamline refinance applies to an existing FHA-insured mortgage. HUD states that the mortgage must be current and the refinance must provide a net tangible benefit. Streamline describes the documentation and underwriting process; it does not mean there are no costs.
Compare more than the interest rate
A useful refinance comparison considers the current balance and term, a possible new interest rate and term, mortgage insurance, closing costs, estimated monthly principal-and-interest change, and the time it may take to recover costs.
A later first payment is not a skipped payment
Closing timing may create a temporary cash-flow interval before the first scheduled payment on a new mortgage. Interest, payoff amounts, escrow funding, prepaid items, and closing costs may still apply.
